1. Definitions
Landlord, Host: Owner or authorized person who rents out the holiday apartment.
Tenant, Guest: Person who rents the holiday apartment for a specified period.

2. Booking and Conclusion of Contract
A booking is considered binding as soon as it has been confirmed in writing by the landlord. By making the booking, the tenant accepts these terms and conditions. With the booking and after full payment, including the deposit, the tenant is granted a limited right to enter, occupy, and use the accommodation.
The host is entitled to enter the accommodation during the rental period if reasonably necessary.
If tenants remain in the apartment after the agreed check-out date and time, a fee of CHF 50 per started hour will be charged.
Tenants may not exceed the maximum permitted number of guests.
Please review the photos of the accommodation. They show the furnishings, location, and condition of the apartment and its equipment. If you have any questions, please ask them.
It often happens that guests have certain ideas or expectations. To avoid disappointment, please clarify before booking whether the apartment or we can meet your wishes. We will try to accommodate you.
It is unfair to give us a poor review simply because you did not express your wishes, ideas, or expectations before booking our accommodation.
3. Payment Terms
The rental price is to be paid in CHF, either by bank transfer or in cash on site.
A deposit may be required; the remaining amount, as well as fees for final cleaning, tourist tax, and any pet fees, must be paid at the latest upon arrival.
4. Cancellations and Refunds
Tenants can cancel free of charge up to 7 days before arrival.
Within the 7 days before arrival, in the event of cancellation, the tenant pays a portion of the total price.
In case of no-show, tenants pay an amount equal to the total price.
5. Use of the Holiday Apartment
The apartment may only be occupied by the number of persons specified in the rental agreement.
The tenant undertakes to comply with the house rules and to treat the apartment and its inventory with care.
Smoking is not permitted in the apartment.
6. Liability and Damages
The damage deposit is CHF 300 and must be paid on arrival, either in cash or by bank transfer.
The tenant is fully liable for all damages caused by themselves, their fellow travelers, or their pets.
Unauthorized repairs by the tenant are not permitted.
7. Internet Access
Wi-Fi is available in all areas and free of charge. We reserve the right to turn off the Wi-Fi at night. Currently, this is between 11:00 p.m. and 6:00 a.m.
Upon request, we can lift this restriction.
8. Children and Baby Beds
Children up to two years old pay CHF 5 per night and person. We are happy to provide a baby bed.
Children from 3 years old pay the regular price.
9. Cleaning
A cleaning fee of CHF 125 is charged per stay.
If guests bring one or more pets, an additional CHF 30 per stay will be charged.
Pets pay a daily fee of CHF 5 per night and animal.
10. Check-in and Check-out
Access is possible 24 hours a day. The key is in a lockbox on site.
On the day of arrival, the accommodation is ready from 3:00 p.m. local time.
Check-out is at 10:00 a.m. local time.
11. Guest Data
Guests must provide their names and address, as well as a phone number and email address when booking.
12. Duties of Guests
Guests are responsible for their own actions and omissions and are also liable for the actions and omissions of all persons they invite to join them at the accommodation, in all areas and facilities where the accommodation is located, or to whom they grant access.
The guest is responsible for leaving the accommodation and associated personal property or public areas in the condition they were in upon arrival.
The guest is responsible for paying all reasonable compensation for damages.
Guests must act with integrity, treat others with respect, and comply with applicable laws at all times.
If guests make a booking for another minor guest or bring a minor to a hosting service, they must be legally authorized to act on behalf of the minor. Guests are solely responsible for supervising that minor.
13. Jurisdiction and Applicable Law
For all disputes, the location of the rental property is the place of jurisdiction.
Swiss law of obligations applies.
